How long will the project take?
The length of the project can only be determined by the amount of detail provided at the beginning. If most of the details are worked out in advance, the time schedule can be realistically set. If the house is older and likely to have unforeseen conditions, then the timeframe is harder to pin down until the conditions have been addressed.

What are the potential hidden costs that are unforeseen?
Most of the unforeseen costs we encounter are the result of hidden rot, unsuspected piping or wiring in the walls and ceilings, out of level or plumb conditions in old framing, and structural inadequacy of frames once they are exposed.

Who pulls the local permits?
We handle all permitting on our jobs. If you need to have a variance or special permit from your town for your project we can guide you through the process.

What is your payment schedule?
Generally, we ask for one-third up front before starting, one-third about half way through the project, and the last third at the completion of the project.

Do I need more than one company to do our project?
We prefer to handle all subcontractors on our projects. If you have a sub you want to use we will respect that, but our experience with that scenario has generally not been positive.

Does the size of our project matter?
We do not care about the size of the project.

What is the general building warranty?
The standard builders warranty for the industry is one year for all parts and labor. The manufacturer’s warranties often last longer and we stand behind their warranties.

How do you handle changes to the project?
Changes that will affect schedule and/or cost need to be agreed on and in writing. The schedule or cost change can be agreed on before the change is executed, but often this slows the project down. It is up to the customer to specify whether they need to have the full schedule or cost change documenting before the work is done.
