Tenant Transitions are part of the territory that comes with being a landlord.  There are many things that you, as the landlord, must do after one tenant moves out and before another tenant moves in.  When a tenant moves out it takes the landlord an average of 2 – 6 weeks to make all the necessary repairs to the unit.  Every day your rental unit is empty represents lost income.  Atlantic Home Improvements can help make this process easier and faster for you.

Tenant’s Move Out Notice

Your tenant has informed you that they are moving out.  Chances are they paid you a security deposit when they first moved in.  By law you have 30 days from the day they move out to return their security deposit in full or provide them an itemized list of the damages with an estimated or actual cost of repair for damage beyond normal wear and tear and any money left over after the cost of repairs.

Atlantic Home Improvements will come in do a full inspection of the rental unit  including any storage areas that were available for the tenants use.  We will inspect all appliances to make sure they are in working condition and take pictures of the unit to document the condition the tenant left the unit in.  You will get a verbal report on the same day the inspection is performed.  We will email you a detailed report including photos within 24 hours of inspecting the property stating our findings and recommendations to get the unit ready for a new tenant.  We will also note if there is any damage that is not due to normal wear and tear and provide detailed pictures of any damage and detailed estimates to repair the damage that is not due to normal wear and tear.

The Former Tenant Has Moved Out

Atlantic Home Improvements can help you get your rental unit ready without delay so a new tenant can be moved in quickly.  We will clean the entire unit including scrubbing all bathroom fixtures and kitchen appliances.  We can make any repairs that need to be made and put a fresh coat of paint on all the walls and ceilings.  We will change the locks and wash/vacuum all floors.  Once the apartment is ready for a new tenant, we will take pictures of the entire unit documenting the condition of the unit before your new tenant moves in.

The New Tenant Has Moved In

Hooray!  Even though you now have a tenant and your rental unit is no longer losing income on a daily basis your responsibility does not end there.  Atlantic Home Improvements can continue to work with you to maintain your rental unit.  We do have handyman services available and can assist with any issues the tenant should encounter while renting your unit.
